How much time do you invest with each of your clients?  How many homes do you show before the buyer knows "that's the one!" On average it takes about 8-10 homes before the buyer is ready to make an offer. A few buyers will look at dozens, but that's not because the Realtor isn't presenting houses that meet all the criteria, but rather because their buyer may be evolving more slowly than other buyers. 

Now- how many chances does the buyer have to close on the house? Just one chance?  You're right.

And dealing with an INEXPERIENCED loan officer can blow the deal, often just before closing.

As an experienced loan professional for the last 25 years, I've had many loans brought to me that were originally denied because other lenders missed critical data and opportunities.
