    Capital Raise For The Distressed NPL & RE Investor - Shetty, Tremony Capital

    According to a recent article published by Bloomberg, Oaktree Capital has raised $7 billion for a distressed debt fund as it prepares for the economic recovery to falter.


    For most investors, a capital raise the size of OakTree is simply out of the question.  However, there are still many opportunities in the NPL and distressed real estate space for middle lower market investors especially as FHA, FNMA and Freddie increase their NPL sales creating secondary markets for smaller investors.  Many middle and lower market funds are in active capital raise mode as we head into the 3rd and 4th quarter of the year.
     


    Joining the broadcast to discuss the capital raise process is Bina Shetty, Head of Strategic Advisory at Tremony Capital.

    Home Price Forecast – O’Grady, CEO of ProTeck Valuation

    The Federal Housing Finance Agency's  Home Price Index (HPI) shows that home prices rose 5.8 percent year-over-year in the fourth quarter of 2015. Prices increased 1.4 percent from the third quarter of 2015, marking the 18 consecutive quarterly price increase in the purchase-only, seasonally adjusted index. 


    A recent analysis from Capital Economics projects home prices will increase by 6 percent in 2016 with a more modest increases in 2017 at 4 percent.  However, Capital Economics also is projecting that rising interest rates will lead to an economic slowdown in 2018.


    There are concerns from housing analysts and institutional investors that low mortgage rates have allowed buyers to pay more for homes that would look unaffordable relative to incomes if mortgage rates rose to 5% or 6%.   In addition, global events and low oil prices are causing concern about a decrease in real estate prices in some areas of the U.S.


    Joining the podcast to discuss home price expectations is Tom O’Grady, CEO of Pro-Teck Valuations Services.  Pro-Teck has been providing residential real estate valuation services since 1977.

    Chiang Mai, Thailand-Guided Walks Of Iconic Temples/Giant Markets

    Chiang Mai, Thailand is one of the top tourist destinations of Southeast Asia easily accessible by plane, train or bus.  A historic old town filled with Buddhist Temples, restaurants, and cafes along with markets, bazaars and modern shopping malls Chiang Mai has something for everyone. 


    Chiang Mai has also become an attractive base for digital nomads and entrepeneurs to live, with it's inexpensive lifestyle and up to date infrastructure.


    The city is considered the cultural center of Northern Thailand. It's old town is filled with Buddhist temples and historic buildings.


    On my most recent trip to the the capital of Chiang Mai Province I visited the Sunday Walking Market. Thousands of locals and travellers are drawn every week to the center of the old town for food, entertainment and a vast array of local handicrafts, clothing and other goods for sale.  I also paid an early morning visit to one of the town’s most significant Buddhist temples, Wat Chedi Luang where the monks can be see in their pray rituals everyday.


    Wat Chedi Luang is in the historic center of Chiang Mai and is one of the most iconic images of the old town, with it’s chedi that was partly destroyed by an earthquake in the 16 century. An early morning visit is highly recommended to enjoy it’s naturally peaceful setting and to sit in the main newer temple while the monks conduct morning prayers.
