Unlock or remove locks from any items the inspectors must access:

Attic Access Hatches or Doors
Electric Service Panels
Crawl Space Hatches, for pier-and-beam construction
Confirm areas and components are accessible by removing items blocking access to:.
Trim tree limbs away from the roof covering and trim shrubs away from the exterior walls to allow access.
Repair or Replace broken, damaged or missing items:
The attic is a major interior area that is usually overlooked by both sellers and buyers. It can actually have some defects that could impact the whole house. So in any home inspection, whether you are the buyer or seller, make sure the attic is included in the evaluation. In the attic may be electrical wiring, duct work, equipment and support structures that may have damage that could jeopardize the stability and healthy condition of your home.
Whether you’re buying or selling a home, that home needs to be inspected by a professional home inspector. It’s his job to find problems that need to be dealt with. Whether they’re safety and health hazards or just annoyances, if he doesn’t find them, somebody else will, and there will be trouble down the road later. Many times the problems found can be solved easily before they become major.
In this episode of Talkin Home Inspections John and Preston discuss their experiences of inspecting homes for buyers AND Sellers. If you are planning on selling your home do yourself a favor and listen in.

Answers from a retired general contractor and home inspector. I am a big believer in "Do-It-Yourself" self sufficiency. With the proper information, "it ain't rocket science" and in many cases you can perform DIY maintenance projects on your home.
I've even written a book about the subject to help you do it right.
The main focus for this program is to provide guidance from a professional and answer questions that have been sent to me and that I have helped the person get sorted out. If there is enough interest I will try to take this "live" and do a short live call in segment.
