But the longer answer is it will depend on what you have signed and what they can force. Everything is subject to scrutiny by someone else of a higher power. This started post election where the inventory was continuing to tighten within the City of Valencia Califorina. For those of you who are not sure where Valencia CA is, it's the home of Six Flags Magic Mountain and it is just north of the 5 and 14 freeways in Southern California. And Valencia is located within the county of Los Angeles.  During the past several months we have watched the real estate inventory swell and thin - however, the lowest real estate numbers for Valencia CA were posted back in January of 2017 - that was a 4 Year Low with only 255 total listings entering the Valencia CA real estate market during that month. At the 4 year height in Valencia CA real estate July 2014 takes the prize at 431 listings entering the housing market as being for sale in Valencia CA. A home sellers market persists and there is still a high buyer drive for homes in Valencia. The sticking point and what is keeping the Valencia CA market from breaking loose are the interest rates. They are still at all time low levels, but not according to the current home owners who have refinanced to 3.5% or less. In some cases buying a home within a HOA controlled community can be a deal break for a real estate buyer. For example, there are certain communities which limit the number of pets a person can have. There are also certain communities which limit the size of said pets. That can be a deal break for some wanting to buy real estate, but who love their pets more than owning a home. It's very necessary for a real estate seller to know what they can expect when a buyer approaches. If that buyer has pets, the seller may lose out if where they live is controlled by a home owners association.  In most cases the sellers already know what the HOA allows and what it does not. Within a Santa Clarita real estate transaction, the home buyer should also be brought up to speed within the disclosure process. There will come a time when the HOA documents will have been ordered by escrow. The Escrow company will have the home seller pay for those documents. Even if the home owner has a copy, that will not suffice. Escrow deems it necessary to order them from the HOA directly. At that time I was an LAPD cop and it was a horrible time for those residents that lost everything. I know earthquakes are horrible, but the aftermath of a flood is even worse. Earthquakes are done - aftershocks happen, but there aren't typically waters that have to receed and usually mold forming is not an issue.  An interesting event to be certain. Imagine all of the in process real estate transactions that were haulted. I wasn't in real estate when the Northridge quake hit. However, when the market fell back in 2006 and when we have the wildfires - real estate haulted.  Banks, those who were in process with lending money, stopped. Insurance companies, those who were insuring the newly purchased properties, stopped. We had many home buyers and sellers, even who weren't directly affected by the natural disaster, who had their real estate transactions put on hold, in some cases for months.
