    Crowd Funding Real Estate Transactions - d'Errico, CMO - Patch of Land

    According to a recent article in Bloomberg, New York’s first real estate project financed significantly though crowdfunding is set to open.  The AKA United Nations is an extended-stay hotel-condominium on Est 46th Street will start taking guests on Sept 10th. 


    The crowdfunding campaign drew 116 backers, pledging at least $20,000 each. They can expect a return on their investment of 19 percent to 23 percent, mostly from sales of the units and some from hotel fees, according to the mangers.  Another interesting aspect is that 90 percent of the crowdsourced money came from outside the U.S.


    According to experts, amassing small contributions for real estate is still a very small part of the real estate finance industry, but it has huge growth potential.

  • Pastor Bill Parker Author of "Are you Saved?Are you Sure?"

    Greetings to all God's people, I pray blessings over you and your families. My guest tonight is a Pastor who has written a book that we all at one time has asked this same exact question Are you Saved, and Are you Sure?


    Pastor Bill Parker was convinced of his salvation – at least until he came to realize he didn’t truly understand the biblical definition of salvation at all.


     


    Parker decided to embark on a serious examination of the Bible’s words on the subject. His new book, “What Is Salvation?” is the result of over 30 years of study – a deep dive into the true significance of what it means to be saved.


     


    “This book gets to the very basic question – ‘Am I, are you, truly saved at all?’” Parker said. “It forces us not simply to live what we think is a ‘Christian’ life, but to examine ourselves.”

    Coming Straight Outta...... It's A Don't Come out of a Bag Wednesday

    Hey there my Tea Sippers!!  You know what time it is... It's Time for you to be my CO-HOST as we engage in another installment of Don't Come out of a Bag, Wednesday where we will talk about any and everything that is on your mind, right here, right now!!  BUT.....if you decide to come out of a bag on me, I will come out of a BIGGER bag on YOU!


    Here are a few things on my mind this time:



    Str8 Outta Compton:  Well, the movie is out, has made MEGA MILLIONS for Ice Cube and the other producers, but I want to speak about it from this perspective.....  Was it just ME or did the relationship between Easy E and Jerry Heller seem a bit "that way"??? 

    Hip Hop Music:  Since NWA has been deemed the Grandfathers of Gangsta Rap, is it fair to assume that this era of music began to determine one's masculinity?  Has being a man become dependent upon the music we listen to?

    Black Lives Matter:  WTF?? These folks are believing that Black Lives Matter is supporting HATE CRIMES and should be labeled as a HATE ORGANIZATION. Do you agree?


     


    Plus, we will have a visit from the star and producers of "Mighty Real...a Fabulous Sylvester Musical" Mr. Anthony Wayne and Kendrell Bowman as they will be blessing the ATL THIS SATURDAY for a ONE NIGHT ONLY performance of the show during Black Gay Pride weekend. 


    And, if we have enough time, we will be answering some Dear Big Meach letters.


    This will be a fun pot of Hot Tea so make sure you bring your crumpets my darlings!

    We will celebrate the legacy that is  Los Angeles Dodgers legendary play-by-plan broadcaster, Vin Scully, in The Core show Dodgerscentric segment. Then, we'll get into baseball pennant race discussions with division leaders, wildcards as well as some Los Angeles Angels talk and what this collapse could mean.We'll react to the rumors about RGIII possibly getting traded by the Washington Redskins.  We'll also discuss why decreasing the number of preseason games won't make a significant difference when it comes to injuries and what ways would be more effective to reduce injuries.


    Before the NFL can begin on September 10, there is college football starting back up this week and plenty to talk about. What will Jim Harbaugh's impact on Michigan and the Big 10 be?  Will he be the key to Michigan finally beating the Ohio State Unviersity?  Speaking of Ohio State, does Urban Meyer have too many quarterbacks on his roster currently with Cardale Jones, JT Barrett and Braxton Miller?  Which conference is stronger:  Pac 12 or SEC? LIke Ohio State last year, which college football team could sneak up on us this season?  We will answer these questions and others during the Diehard QuickTakes segment.    


    We will also re-introduce the segment known as Diehard Future Greats, which is a segment highlighting either a coach or an athlete that is currently operating at the high school level and endeavors to either reach the professional league level one day or intends to be great in something else.  This week's guess will be will be Buena Park High School Football head coach, Anthony White.  We'll ask him about his background, his team and future endeavors.

  • Leo Santa Cruz Defeats Abner Mares, Ceja-Ruiz Thrills, Dirrell-Rubio Preview

    Once more Premier Boxing Champions offered up a couple of good fights, this time on ESPN. Undefeated featherweight Leo Santa Cruz proved he was on Abner Mares' level and then some in winning a majority decision. And in the co-feature at Staples Center, super bantamweights Julio Ceja and Hugo Ruiz traded knockdowns in an entertaining battle before the Ceja scored a stoppage in the 5th. Credit where it's due.


    That doesn't mean that PBC's schedule is much to get excited about; they for some reason chose Marco Antonio Rubio to step in (and up in weight) against super middleweight Anthony Dirrell on Sunday, though the rematch between bantamweights Jamie McDonnell and Tomoki Kameda on the same card is intriguing. They should have switched it up and had that rematch headlining on CBS.


    There's also the matter of another rematch to discuss: Shane Mosley vs Ricardo Mayorga II. Whatever it is that needs to be said about that Pay-Per-View, we'll say it.


    Maybe there will be updates on Andre Berto's athleticism, show mascot Victor Ortiz's latest run-in with the law, Adrien Broner's most recent gift, and more. James Foley of Bad Left Hook and The Fight City's Patrick Connor will sherpa you through this.

    This program is the second of a series of programs on the Campaign 2015 races in Bergen County.


    We interviewed the Democratic incumbents Joseph Lagana and Tim Eustace on Aug. 31.
