In my experience as a certified short sale professional, who has completed hundreds of short sales over the years, I have stood witness to the damage and harm an ill informed agent can do to their client. Many agents just don’t have anything better than an elementary understanding of short sales and this lack of knowledge and experience opens consumers to a wide array of problems. Problems like bank delays, increased time on market, loss of buyers, foreclosure and in the most severe cases, fraud allegations, investigations, criminal charges and prosecution. Unfortunately, by the time the client seeks me out to help them, many times, it’s too late and the damage caused can’t be undone. Today’s show is all about shedding a light onto shoddy short sales and how you can protect yourself from becoming a victim or even worse, unintentionally participating in fraud.

What are some tips on how to motivate them?” My first response was to get to the “cause” of the struggle. Too many companies start addressing the “effect” – which is just a band aid. It has been my experience that many homeowners facing foreclosure don’t know what to expect when considering a short sale of their home. For many homeowners short sales are mysterious real estate transactions that are clouded by over burdensome paperwork, a lack of personal knowledge on the process and finally, inapt real estate agents who don’t have a clue. I have spent countless hours cleaning up the mistakes of other so called “Short Sale Professionals”. I am under no illusions as to why so many homeowners are confused or even mislead. In an effort to shed some light on this type of real estate transaction, I want to share with you some short sale basics. Most all homeowners should expect these basic steps to be completed by their real estate agent and their bank when considering a short sale.
