    Distressed Real Estate Sales & Housing Trends – Rich Sharga - EVP, Auction.com

    According a recent Core Logic Report, Distressed sales—real estate-owned (REO) and short sales—accounted for 9.9 percent of total home sales nationally in May 2015, down 2.8 percentage points from May 2014. Distressed sales shares typically decrease month over month in May due to seasonal factors, and this distressed sales share was the lowest for the month of May since 2007 when it was 5 percent.

    Within the distressed category, REO sales accounted for 6.4 percent and short sales made up 3.5 percent of total home sales in May 2015. The REO sales share was the lowest since October 2007 when it was 6 percent. The short sales share fell below 4 percent in mid-2014 and has remained stable since then.

    The ongoing shift away from REO sales is a driver of improving home prices since bank-owned properties typically sell at a larger discount than short sales. There will always be some level of distress in the housing market, and by comparison, the pre-crisis share of distressed sales was traditionally about 2 percent. If the current year-over-year decrease in the distressed sales share continues, it would reach that “normal” 2-percent mark in mid-2018.

    Alexandre Tannous: The Science Behind Sound Meditation And Sound Therapy

    On the August 13, 2015 edition of "Nature Of Reality Radio" I welcome Alexandre Tannous who has been active as a musician, educator, composer, and as an ethnomusicologist. He holds a Bachelor of Music with a double major in Music Theory and Composition, and a Master of Arts degree in Music Education from Columbia University Teachers College. As a recipient of the Mellon Fellowship he also earned a Master of Arts and a Master of Philosophy degrees in Ethnomusicology from Columbia University where he was enrolled in the PH.D. program.

    As a musician, he has performed a variety of musical styles including classical, jazz, rock, and non-Western music on the double bass, guitar, piano and percussion. Alexandre is also active as an ethnomusicologist. He has conducted fieldwork for 17 years in over 40 countries around the world. His ethnomusicological research investigates issues of acculturation, community, musical identity in an urban setting, and the concepts of talent, charisma, and leadership in music. He is a sought-after ethnomusicologist/composer consultant on projects in recording studios helping creating awareness in amalgamating various musical cultures.

    For the past eight years he has been researching the therapeutic and esoteric properties of sound from Western scientific, Eastern philosophical, and shamanic societal beliefs perspectives. This has lead him to design a protocol of an integrated experience he calls “Sound Meditation” in which he raises an awareness to how a specifically designed sound can have the ability to help us to disconnect from habitual patterns, and guiding people in how to disconnect from the mind in this setting while listening to the specific traditional instruments he plays. He currently works as a sound therapist and teaches this practice.

    “Safer Neighborhoods Initiative: To make neighborhoods safer by restoring police patrols, crime prevention, gang suppression and youth development efforts; removing tagging; reducing nuisance properties; strengthening fire/emergency services; increasing neighborhood collaboration; and maintaining other general city services, shall the City of Modesto enact a 1/2 percent general sales tax that cannot be taken by the State, expires in 8 years, and requires annual audits, reports by a citizen oversight board, and all funds be spent in Modesto?”

    Judge Mayhew schedules an August 21ST. hearing on the lawsuit brought by the Stanislaus County Taxpayers Association and Dave Thomas.

    The lawsuit may be well-meaning, or merely a distraction from discussing the real issues and concerns the sales tax creates.

    It is obvious that the “Safer Neighborhoods Initiative” is a city Council proposal that is written in such a way as to enhance the chance it could be passed.

    No matter what Judge Mayhew may rule.

    The ballot is not intended to educate the people on Measure G , which is allowed by law.

    The ballot fails to mention that they will use the money for rising pension costs.

    Carmen Sabatino has formed a “NO ON G” committee that calls on the city Council to---“STOP THE LIES! “
