Real Estate's Loaded Gun

coming from our background on the Police Department, having a loaded gun lying around is asking for trouble.  The same goes for real estate and the "loaded gun" that exists in that industry.

Be it on the Lending side or the Real Estate agent's side - there is quite a bit amiss when regarding "factual" real estate intel.  

Not that agents or lenders are deliberately lying to their clients.  That is not the case.  The case is they are not telling them all of the potential problems that can and might present themselves within any real estate transaction.

How much easier is it when you have already given the "speech" than to have to explain when things have gone awry.
