    I don't know how many years now I've spent in the front of a college classroom teaching neophyte real estate agents the
    the ins and outs of selling houses. I tell them, "people first, property second" until the mantra drives them crazy. But
    then, I'm out in the field and experience first hand the deep-set wounds of battle.

    A referral (because that's all I take these days, with what, teaching top producers and all), calls me and we look at
    some nice homes ($450,000 range). My lender has to sell his soul to get this buyer qualified and he does.
    (My lender is good). So my buyer finds the house of his dreams (good, because we've been looking way
    more times than I would ever admit to my students) and we're ready to rock and roll....but wait.
    He calls me and tells me he thinks he's like to use a different lender.

    Now my lender has held his hand, washed behind his ears and treated him very well. He's done the leg-
    work, paper-work and hand-holding and now this buyer wants to use someone else because, well,
    he's a buyer and they sometimes do things like this. My heart is crushed for my lender, especially in
    these tough times when buyers with good credit and long job histories are hard to come by.

    I train agents hard; I coach them even harder, yet what about the clients I teach them to treat like gold? Shoud
    there not be some kind of Tamara Training for buyers and sellers who will be working with my good-intenioned
    clients and students?
