Knowledge is a very important in any leasing endeavor by all parties involved, whether it is in commercial or residential leasing.
Unlike residential where things are in black & white and there are laws to protect the residential tenant and/or landlord. The tables are flipped when it comes to commercial lease as it is understood that competent parties are entering into a mutual agreement. Whereby, if a given item in the lease is taken to court, the lease will stand.
There are numerous things that should be understood before signing the lease by all parties. There is nothing worse than having a 1/2 cocked property management company; a silent landlord; and a clueless tenant. It is the perfect tonic for a bad leasing experience.
So, property management company and landlord before signing a property management agreement; tenant before signing a lease with the landlord and/or the property management company that acts on behalf of the landlord, know what is expected of all parties. Landlord please know your role whether your hire a property management company or oversee it yourself. Once again, all parties, please be familiar with the other party’s role and procedures.
Knowing (knowledge) is the key to a successful and productive lease transaction.
