What is a Private Mortgage Lender? ... The housing & banking crisis has dramatically increased the demand for Private Mortgage Loans. In the past, the demand was met by the wealthy and real estate funds. They clearly had no incentive to inform more people about this lucrative, secure and low risk investment strategy. And certainly the Wall Street banksters wouldn't want investors to know that there was a better alternative than bonds !

The great recession was precipitated by banks being deluged with mortgage defaults, so clearly they had no interest in issuing new mortgages (no pun intended). With housing prices and interest rates decreasing, the demand for mortgage loans with increasing dramatically. Gee, does high demand and limited supply sound like an opportunity?

So what is a private mortgage loan? Is it a new financial instrument? How do I get involved if I'm not wealthy? Could the money in my IRA or 401(k) be used for private mortgage lending? What if my house is underwater, could I sell it using a private mortgage loan? What are the advantages and disadvantages versus the other direct real estate investment strategies? What skills and licenses do you need? What returns can you expect?
