A property that has had a death or a prior owner with an unsavory past is classified as having a “psychological stigma.” Strong emotions (negative or positive) form vibrational imprints in a physical space that others can feel long after the event took place. A normal, healthy reflex is for people to avoid spaces that feel uncomfortable. This is why certain business locations struggle and some homes will not sell. Further, these residual patterns can cause health and psychological issues. Many realtors intuitively feel a moral obligation to disclose psychological stigmas regardless of the law.
So little is understood on the subject of psychologically-stigmatized homes that most realtors struggle with the financial and legal aspect. An educated realtor will resolve the problem by calling on someone who can completely resolve the issue.
